The past 3 years have given a property investor phenomenal returns both in the leasing and the outright purchase segment. Mumbai has today been on the Top across cities in India in terms of both lease rental returns and as well as the Capital Appreciation and actual transactions of buying and selling at the highest price levels and not just in the air as it is in some cities. 1. Self Occupation - With View of Capital Appreciation

A self occupied property generally yields returns after you sell the same and the returns depend upon various factors like when you bought the property and when you sold it. This is typically Called Capital Gains in real estate and the most tax efficient way to increase your capital over the years.

2. Leasing and Capital Appreciation - Recommended

In leasing typically the returns vary from 6% - 9% annually only on the basis of rent received per year. The property escalation factors are not attributed here. With a lot of Multinational Companies, Foreigners, Banks etc in the market it is very easy to buy an apartment and lease the same out. With the present property values the returns on rental investment may be varying between 3% to 6% but the Capital Appreciation compensates for the loss of rental income. However, it purely depends on the location, building and the kind of interiors and furnishings you have provided in your property.

Certain buildings and investments in South Mumbai are even lucrative but since the rate per sq.ft goes beyond 30000 per sq.ft, we rather suggest investors to buy out in Suburbun Locations.

Cost of apartment – Say Rs.60.00 to 70.00Lacs
Rent Received - Rs.30000/-

(In a combination of 2.00L Deposit and 28000 Rent) The Rate of interest on a 2.00Lacs is generally calculated at 12% p.a and the banks of course give a lesser rate of interest. Hence, the calculation is notional and depending on the deployment of funds in a return based instrument which could be ranging from a private placement, mutual funds, private business placement etc.

> A licence period can vary from 12 months to 36 months.
> The incidental costs for leasing out the apartment are :
> Stamp Duty and Registration for a 3 Years Period – Rs.5700/- (Usually this is shared between the Licensor and the Licensee)
> Any upgrades to the apartment as such.
> Brokerage Fees of 1 months rent and 1% on the Security Deposit.

Usually you can get a client with in 30 days from the time you put your property up for Licensing.
Typical Agreements are Leave & License agreements.
