Mulund is a strategically located suburb with many residential and commercial plots. The suburb has seen extensive changes in the past few years. It has a population of more than 8.5 lakh and accounts for a great deal of historical importance by its past ranging from ancient era to the 21st century.
Mulund is divided into Mulund (West) and Mulund (East). Mulund is a well planned, green and a self-sufficient suburb. It is among the more affluent suburbs of Mumbai, nestled alongside the foothills of the Borivali National Park. It is well connected with easy access to the Eastern Express Highway and Navi Mumbai through the Mulund-Airoli Bridge.

If one traces Mulund's history, it can be found that the well-planned suburb was a result of the efforts of a visionary zamindar , who approved the efforts of an architectural company called Crown & Carter. Towards the late 90's , this suburb saw a dramatic change. Mulund was predominantly a middle-class northeastern suburb. It resurged to become a retail hub in a span of just ten years. Old factories and structures were replaced and new malls, cineplexes and skyscrapers came into existence, thereby changing the skyline. L.B.S.Road is a substantial testimony to this fact as it is lined with attractions like Shopper's Stop Superstore, Nirmal Lifestyles Mall, Sachins, R-Mall and Big Bazaar.

Hospitals include Wockhardt Hospital, Ashwini Hospital Aditi Hospital, Jas Raj Hospital.
The infrastructure of Mulund is better as compared to the suburbs nearby. This factor has guaranteed a positive drift in enticing the buyers. "Mulund is well connected by roads and trains. The Eastern Express Highway is another added advantage, which connects Mulund to South Mumbai. The Mulund-Airoli Bridge has slashed our travelling time and now it only takes us 30 minutes to get to Vashi," says Sapna Pillai , who works at a call centre in Navi Mumbai.
"The development in Mulund gained momentum in the year 1990-2000 . From then, there has been a four-fold increase in the population of Mulund. With this growth of population, Mulund saw an emergence in integrated retail, leisure and entertainment developments in the location. The reason, being relatively low cost of the properties in the real estate sector in contrast to the exorbitant pricing in other areas of North and South Mumbai. It is located five minutes from the railway station and is in close proximity to the Eastern Express Highway.
