Bandra-Khar-Santacruz Belt Gets 6-Project Commercial Push

Mumbai’s Bandra-Khar-Santacruz belt is set to see a new commercial real-estate push with six premium office developments forming part of a newly launched portfolio.

Ekta World has introduced The Business District Collection, initially comprising six commercial projects across Bandra, Khar and Santacruz West.

The developments will focus on established locations around corridors including Linking Road, Hill Road and Turner Road.

The proposition is based on integrating offices into neighbourhoods that already combine premium residences, restaurants, retail, hotels and entertainment.

This could be particularly relevant for smaller corporate headquarters, family offices, professional firms and founder-led businesses that prefer a premium western-suburb address instead of a conventional large corporate district.

Bandra and its surrounding neighbourhoods already rank among Mumbai’s premium residential and lifestyle destinations. Additional quality office supply could further strengthen the area's mixed-use character.

For commercial property investors, however, individual projects should still be assessed separately on factors such as exact location, office configuration, building specifications, parking, connectivity, pricing and achievable rentals.

The six developments are the starting point for the commercial portfolio, with the developer indicating that additional projects could be added later.
