Registration charges: 1% of the property value, capped at โน30,000 (so any property above โน30 lakh pays a flat โน30,000). Women's concession: a 1% rebate on stamp duty applies when the woman is the sole owner; joint ownership with a male co-owner attracts the blended rate.
How stamp duty is calculated in Maharashtra
Stamp duty is a one-time tax on property transactions, paid to the Maharashtra government at registration. It is calculated as a percentage of the property's value โ specifically the higher of the agreement (sale) value or the government's ready-reckoner rate for that area. On top of the base stamp duty, Mumbai and other metro cities add a 1% metro cess, and cities like Pune, Thane and Nagpur add a further local-body/transport surcharge. A separate registration fee (1%, capped at โน30,000) is also payable. Women buying in their own name get a 1% concession on stamp duty.
