Raymond Realty Sales Jump 98% Ahead of Mahim Launches

Raymond Realty has recorded a sharp increase in residential sales, with Q2 FY27 pre-sales reaching ₹902 crore, up 98% from the corresponding period last year.

The developer achieved the growth without launching a new project during the quarter.

Demand came from existing projects, including homes within its premium Address by GS portfolio.

Collections increased 67% year-on-year to ₹682 crore, reflecting the higher sales activity across the company's existing developments.

Strong First Half for Raymond Realty

The developer's performance was also strong across the first six months of FY27.

Pre-sales increased from ₹760 crore in H1 FY26 to ₹1,602 crore in H1 FY27, representing 111% growth.

Collections reached ₹1,233 crore compared with ₹783 crore during the same period last year.

The company is maintaining its target of approximately 20% pre-sales growth for the full financial year.

Mahim to Get Two New Projects

For Mumbai homebuyers, the more significant upcoming development is Raymond Realty's expansion into Mahim.

The company is preparing two projects in the neighbourhood with a combined potential GDV exceeding ₹4,100 crore.

One development represents approximately ₹1,800 crore of GDV and 0.41 million sq ft of RERA area.

The second represents approximately ₹2,300 crore of GDV and 0.39 million sq ft.

Combined, the developments account for approximately 8 lakh sq ft of RERA area.

Details of New Homes Awaited

Mahim's location between South Mumbai and the western suburbs, along with access to Bandra, Dadar, BKC and major transport networks, has made it an established residential market.

The arrival of two sizeable projects could add meaningful new housing inventory to the neighbourhood.

However, Raymond Realty has not yet disclosed detailed apartment configurations, individual carpet areas, pricing or complete amenity packages for the two developments.

Those details will be important for buyers once the projects move closer to launch.

Sandeep Sadh’s Take:

Raymond Realty's sales growth shows that buyers are continuing to absorb existing premium inventory. For Mumbai homebuyers, the next development to watch is Mahim, where two large projects could introduce significant fresh supply.
