Godrej Plans ₹6,000 Crore Luxury Housing Project in Marine Lines
Marine Lines is set to get a major new luxury residential development after Godrej Properties entered into a development agreement for approximately 2.5 acres of land in South Mumbai.
The proposed project has an estimated revenue potential of approximately ₹6,000 crore.
Godrej Properties has confirmed that the development will be positioned in the luxury housing segment.
Prime South Mumbai Location
Marine Lines remains one of South Mumbai's established residential markets, with proximity to the Arabian Sea as well as key commercial, cultural and lifestyle destinations.
Large development parcels are relatively scarce in this part of the city, making the 2.5-acre site particularly notable.
Connectivity has also changed with the opening of Mumbai's Coastal Road, providing faster access between South Mumbai and western parts of the city. Godrej Properties specifically highlighted Marine Lines' connectivity while announcing the project.
Development Rights Move to Godrej
Man Infraconstruction was previously acting as development manager for the project.
MICL has now partnered with Godrej Properties, with development rights jointly held by MICL and Shreepati Group transferred to Godrej.
Under the arrangement, MICL expects to recover over ₹300 crore of investment and participate in the project's revenue through a revenue-sharing mechanism.
₹6,000 Crore Revenue Potential
The estimated ₹6,000 crore revenue potential places the proposed development among the more substantial luxury residential opportunities announced recently in South Mumbai.
Godrej Properties already has premium developments in nearby South and Central Mumbai markets, including Worli and Mahalaxmi.
However, buyers will need to wait for further announcements before evaluating the project itself. Apartment configurations, carpet areas, number of towers and floors, prices, amenities, RERA registration and possession schedule have not yet been disclosed.

Marine Lines has the location and scarcity required for an ultra-premium development. The next important information for buyers will be the project's apartment sizes, pricing and overall density once the detailed plans are announced.
