Godrej Secures 2.5-Acre Marine Lines Project

Godrej Properties has added a significant new development opportunity to its Mumbai pipeline with a 2.5-acre land parcel in Marine Lines.

The proposed residential project has an estimated overall revenue potential of approximately ₹6,000 crore and will target the luxury housing segment.

The agreement gives Godrej Properties access to a sizeable development parcel in a South Mumbai market where large land opportunities are relatively limited.

MICL Partners With Godrej

The transaction also represents a change in the project's development structure.

Man Infraconstruction was earlier the development manager, while development rights were jointly held by MICL and Shreepati Group.

Those rights have now been transferred to Godrej Properties under the collaboration.


MICL said it will recover more than ₹300 crore invested in the project and will participate through a revenue-sharing arrangement with Godrej Properties.

Marine Lines Adds Strategic Location

The project is positioned in the heart of Marine Lines and is expected to benefit from Arabian Sea views and improved connectivity.

According to MICL, the location benefits from the Mumbai Coastal Road, upcoming Metro infrastructure and broader regional connectivity.

Godrej Properties has been expanding its presence in Mumbai's premium and luxury housing market, including developments in Worli and Mahalaxmi.

The company has not yet disclosed the unit mix, carpet areas, tower configuration, pricing or launch date for the Marine Lines development.

For brokers, the important development is the combination of a scarce South Mumbai land parcel and an established branded developer. The eventual configurations and pricing will determine how this ₹6,000 crore opportunity competes within the Marine Lines luxury market.
