3 Godrej BKC Office Floors Acquired for ₹1,700 Crore

Three floors at Godrej BKC in Mumbai’s Bandra Kurla Complex have changed hands in a major institutional commercial property transaction valued at approximately ₹1,700 crore.

Brookfield India Real Estate Trust and NCW’s Prime Offices Fund have acquired the second, third and fourth floors of the Grade-A commercial building through an equal partnership.

Together, the three contiguous floors comprise approximately 2.64 lakh sq ft of front-office space.

The transaction was completed through the acquisition of Parthos Properties Private Limited, the entity that owns and operates the floors. Brookfield India REIT and NCW now effectively hold the investment through a 50:50 partnership.

The acquisition was completed on September 29, 2026.

The office space is occupied by established tenants operating across financial services, technology and real estate. Longer lease commitments and existing occupancy make such properties attractive to institutional investors seeking income-producing commercial assets.

For property owners and investors, the transaction provides another reference point for institutional-grade office property in BKC.

At an enterprise value of ₹1,700 crore for approximately 2.64 lakh sq ft, the transaction implies an asset valuation of roughly ₹64,400 per sq ft. This is an enterprise-value calculation rather than a direct comparison with conventional strata-sale prices, but it provides an indication of the capital being deployed into prime BKC commercial assets.

BKC remains one of Mumbai’s most established corporate districts, with limited availability of large Grade-A office spaces and continued demand from financial institutions, multinational companies and other large occupiers.

The transaction also demonstrates how institutional buyers are increasingly willing to acquire individual floors within established commercial buildings when the location, tenant profile and rental characteristics meet their investment requirements.

Sandeep Sadh’s Take: Large institutional transactions in BKC reinforce the value attached to well-leased Grade-A commercial property. For individual investors, the important factors remain the building, tenant quality, lease structure, rental yield and entry price rather than simply following headline transaction values.
