Brookfield REIT, NCW Complete ₹1,700 Crore Godrej BKC Deal
Brookfield India Real Estate Trust and NCW’s Prime Offices Fund have completed the acquisition of three contiguous office floors at Godrej BKC, one of Mumbai’s most prominent Grade-A commercial addresses.
The transaction covers the second, third and fourth floors of the building in Bandra Kurla Complex, together comprising approximately 2.64 lakh sq ft of front-office space. The asset carries an enterprise value of approximately ₹1,700 crore.
The acquisition has been structured through a 50:50 partnership between Brookfield India REIT and NCW’s Prime Offices Fund. The partners have acquired Parthos Properties Private Limited, the entity that owns and operates the three floors.
The deal was formally completed on September 29, 2026, following agreements announced earlier this year.
For Mumbai’s commercial property market, the transaction is significant because it demonstrates continued institutional appetite for individual high-quality assets within established office districts rather than only large portfolios or entire business parks.
The property is occupied by blue-chip tenants from sectors including financial services, technology and real estate. The asset also benefits from relatively long lease commitments, which can provide institutional investors with greater visibility on future rental income.
BKC continues to command attention from large domestic and global investors because of limited land availability, strong corporate occupancy and its position as one of Mumbai’s primary financial and commercial districts.
The acquisition also reflects the increasing role of REITs and institutional funds in Mumbai’s commercial market. As these investors compete for stabilised Grade-A assets, individual floors and single commercial properties in prime locations are increasingly becoming institutional investment opportunities.
