One Buyer, One Entire Juhu Tower

Angel One Founder and CMD Dinesh Thakkar has entered into an MoU with Embassy Developments to acquire an entire residential tower at Embassy Terazza on Juhu Tara Road.

The proposed deal is worth approximately ₹711 crore.

Instead of purchasing a single apartment, floor or duplex, Thakkar is acquiring an entire G+7-storey tower covering approximately 63,000 sq ft of RERA carpet area.

The stated consideration translates to approximately ₹1.13 lakh per sq ft on RERA carpet area.

New Home Named Angelus

The entire tower is intended to become a private family residence, which Thakkar has named Angelus.

In comments released with the transaction announcement, Thakkar identified privacy, spaciousness and sea views among his priorities while searching for a new home.

The scale makes the purchase substantially different from the conventional luxury apartment deals frequently recorded across Mumbai.

Embassy Terazza Has Around 50 Residences

Embassy Terazza occupies more than two acres in Juhu and is being developed as a low-density ultra-luxury residential project.

The development comprises five towers with approximately 50 residences, following a one-residence-per-floor concept. Its overall estimated GDV exceeds ₹3,000 crore.

Embassy Developments is executing the project through a development management model.

Major Transaction for Mumbai Luxury Housing

Embassy Developments has called the ₹711 crore MoU India's largest single residential unit transaction. Because the announcement concerns an MoU, the ₹711 crore figure should currently be treated as the proposed transaction value rather than described as a completed registered sale.

The transaction nevertheless provides an important indicator of demand at the very top of Mumbai's housing market, particularly for large-format residences in established premium locations.

Juhu's combination of limited land availability, proximity to the coast and established luxury residential neighbourhoods continues to support its position as one of western Mumbai's key high-value property markets.

An entire 63,000 sq ft tower being planned as one family residence shows the depth of Mumbai's ultra-luxury segment. At this level, exclusivity and privacy can become as important as location and carpet area.
