Navi Mumbai’s civic administration has issued show-cause notices to 295 officials in connection with unauthorised construction, placing fresh focus on the documentation behind residential buildings.

For tenants, the development does not mean that every building is affected or that a rental home is automatically unsafe. But it is a reminder to understand the basic status of the building before signing a lease, particularly in older or rapidly developed localities.

For landlords, strong documentation is part of a property’s long-term value. A flat may be well located and well maintained, but unclear building approvals can create uncertainty during resale, home-loan applications or society-level decisions.

Before renting or buying, it is sensible to ask about the building’s occupation status, society records and any known civic notices. Tenants should also review their rental agreement carefully and ensure that the landlord’s identity and ownership documents are clear.

The action by the civic body is still part of an ongoing process. A show-cause notice is not proof of wrongdoing, and each matter will need to follow the relevant procedure.
