Redevelopment is changing many Mumbai neighbourhoods, especially where older buildings are being replaced by taller residential towers. For tenants, this can create an opportunity to rent in established locations at a lower entry cost. It can also bring disruption that is easy to miss during a short apartment visit.

A flat beside an active redevelopment site may offer a lower rent than a similar home on a quieter street. But tenants should assess the total living experience, not only the monthly saving. Construction work can affect noise levels, dust, parking access, sunlight, road movement and the availability of common facilities.

Before signing a lease, visit the building at different times of day. Ask whether adjoining buildings are under redevelopment, whether the access road is likely to change and whether water, lifts or parking are shared with a construction-facing area. Families with young children, senior citizens and people working from home should give these factors extra importance.

Tenants in an old building that may itself enter redevelopment should also ask the landlord about the societyโ€™s plans. A redevelopment decision can mean a mid-tenancy move, even if the apartment is currently comfortable and affordable. The lease should clearly record the notice period, deposit refund process and responsibility for moving-related costs if the owner asks for early possession.

Redevelopment can eventually improve supply and quality in a location. Until then, the tenantโ€™s priority should be certainty, convenience and a clearly written agreement.
