John Abraham’s ₹84 crore purchase of a Bandra West bungalow is a useful lesson in how Mumbai’s top-end property market is valued. The property sits on a 1,017.60-square-metre plot—roughly 10,950 square feet of land—but the existing bungalow itself is much smaller. This is the key to understanding the deal.
In a regular apartment transaction, buyers often compare price per square foot of the home. In a bungalow transaction, that calculation can be misleading. The main asset is often the plot: its location, dimensions, frontage, privacy, road access and future potential. The existing structure may be renovated, retained or replaced, subject to approvals. The land is what cannot be recreated.
This is why a bungalow in Bandra West can command a price that appears very high when compared with a luxury apartment. A tower apartment gives the buyer a finished home and shared amenities. A standalone plot gives the buyer control—over architecture, open space, security and how the property is used over time. In a land-starved locality, that control carries a premium.
But buyers should avoid using the transaction as a simple Bandra rate benchmark. Dividing ₹84 crore by plot size gives only a rough land-value indication. It does not account for title quality, development restrictions, road width, plot shape, existing structure, heritage considerations or what may legally be built there. Two bungalows on the same road can have very different values.
The knowledge takeaway is that Mumbai’s trophy-home market is really a land market. The bungalow is the visible asset; the scarcity of an independent plot is the deeper value.
