Mumbai OC Amnesty Scheme Brings Hope for Owners in Older Buildings
Mumbai’s new Occupation Certificate amnesty scheme may offer relief to eligible buildings occupied before November 2016 that have remained without an OC.
For owners, this can be an important development. A missing OC may create difficulties when selling a flat, transferring ownership, applying for a loan or planning redevelopment. If a building qualifies and completes the process successfully, its documentation may become clearer and more reliable.
For tenants, the change is indirect but relevant. A building with stronger documentation can provide greater confidence about the property’s formal status. However, tenants should not assume that every older building without an OC will become regularised.
For landlords, the first step is to check the society’s position. Has the society started the application process? Does it have the required approvals and records? Is the building eligible under the announced conditions? These answers matter more than the headline itself.
For resale buyers, the same caution applies. An amnesty scheme is not the same as an issued OC. Buyers should ask for the current status in writing and verify documents before making a financial commitment.
The scheme may reduce a long-standing source of uncertainty for many families. Its real success, however, will depend on how efficiently eligible societies prepare documents, complete the application process and receive the required approval.
