Accenture takes 5.84 lakh sq ft across Mindspace REIT's Airoli parks

Accenture has leased, expanded into and renewed a combined 5.84 lakh sq ft across Mindspace REIT's Airoli parks in Navi Mumbai. For anyone holding office stock, land or residential inventory along the Airoli–Ghansoli–Kharghar corridor, this is the clearest confirmation yet that the eastern harbour belt is no longer a back-office alternative — it is a mainstream corporate address.

The deal is a mix of three things a broker watches closely: fresh take-up, expansion within an existing campus, and renewal of space already occupied. Renewals matter as much as new leases. When a global occupier recommits to a park, it tells you the building, the commute and the ecosystem are working — and it removes a large block of space from the competing supply pool.

Airoli's advantage has always been structural: large floor plates, campus-style parks, and rents that sit well below BKC and Lower Parel while offering a far better commute for talent living in Thane, Navi Mumbai and the central suburbs. The Trans-Harbour link and the metro build-out have steadily shortened that commute, and occupiers have noticed.

What this does for the wider market is simple. Sustained absorption in Airoli supports rentals in the surrounding residential catchment — Ghansoli, Koparkhairane, Sanpada, Kharghar — because employees who renew a lease in the park also renew their homes nearby. Commercial depth is the quiet foundation under residential demand, and Navi Mumbai now has both.

Sandeep's take: This is a good-news deal for Navi Mumbai, and I would read it as a commitment signal rather than a one-off. A global occupier expanding and renewing in the same park is the kind of tenant profile that keeps a commercial belt stable through cycles. If you are an investor, the lesson is not to chase Airoli office floors — those are institutional — but to look at the residential ring around it, where rental demand from this workforce lands.

What to watch next: Whether other large occupiers follow with expansion in the Airoli–Ghansoli cluster, and how vacancy in Mindspace's Navi Mumbai parks moves over the next two quarters — falling vacancy there would confirm the belt is tightening, not just filling.
