BMC Clears Century Mill Redevelopment in Lower Parel
The BMC Improvements Committee has approved the lease of Century Mill land in Lower Parel to Peddar Realty for 30 years, paving the way for redevelopment of the long-standing mill-worker colony.
The property currently comprises 23 buildings with 476 residential tenements and 10 shops. Eligible existing residents are expected to be rehabilitated as part of the redevelopment, with homes of around 405 sq ft.
For Mumbai homebuyers, the development is significant because Lower Parel is already one of the city's established residential and commercial markets. Redevelopment of older mill properties can introduce new housing inventory into locations where large development parcels are increasingly scarce.
The project also demonstrates how Mumbai's former industrial land continues to influence the city's residential transformation. Unlike a vacant-land development, however, this project must combine new construction with rehabilitation of an existing community.
The next stage will be important as the project moves from lease approval towards planning, approvals and eventual execution.
