Rustomjee Sells 6.5 Lakh Sq Ft in Q2 FY27
Keystone Realtors, which develops properties under the Rustomjee brand, reported ₹1,423 crore in pre-sales during Q2 FY27, its highest quarterly figure to date.
The amount increased 84% from ₹772 crore in the same quarter last year.
The company also recorded a 31% increase in the total area sold, reaching approximately 6.5 lakh sq ft compared with 5 lakh sq ft a year earlier.
The performance reflects sales activity within the developer's luxury and premium property portfolio.
New Residential Development in Malad West
One of the significant additions during the quarter was Rustomjee Ozone Skye in Malad West.
The project expands the developer's residential portfolio in Mumbai's western suburbs, where buyers consider factors such as connectivity, neighbourhood infrastructure, apartment layouts and developer track record.
Malad West continues to attract residential interest because of its access to commercial centres, railway and metro connectivity, retail destinations and surrounding western suburban neighbourhoods.
Detailed pricing and individual apartment configurations should be checked against the project's latest official inventory before presenting specific options to buyers.
Commercial Expansion in Prabhadevi
Alongside its residential development, Rustomjee commenced construction on 25HQ, a commercial project in Prabhadevi.
Prabhadevi is an established Mumbai location with access to Dadar, Lower Parel and Worli, making it relevant to businesses considering central Mumbai office space.
The Malad West and Prabhadevi developments together represent approximately ₹2,196 crore in estimated GDV and 5.4 lakh sq ft of saleable area.
Project Completions Add to Developer Record
Keystone Realtors also reported completing three RERA-registered projects ahead of their registered timelines during Q2 FY27.
Together, these projects represent approximately 13.2 lakh sq ft of construction area.
For property buyers, a developer's delivery history remains an important consideration alongside pricing, amenities, location and apartment size.
What Buyers Should Watch Next
Rustomjee's first-half FY27 pre-sales reached ₹2,041 crore, up from ₹1,839 crore in the corresponding period last year.
The developer's upcoming launches and existing inventory will be important to monitor during the remainder of FY27.
For buyers exploring Malad West, the new residential project adds another development to evaluate. Commercial property seekers can separately track the progress of 25HQ in Prabhadevi.
SANDEEP SADH'S TAKE: Rustomjee's rise in sales volume is an encouraging indicator for Mumbai's premium housing segment. Buyers should now watch the pricing, carpet areas and possession commitments of its new Malad West development.
