Mahalaxmi Turf View Project Gets Bombay HC Relief
The long-running legal dispute surrounding the Turf View project in Mahalaxmi has taken a significant turn after the Bombay High Court set aside an order passed by MahaREAT.
The September 29, 2026 decision followed an amicable settlement of disputes and claims between the concerned parties.
The ruling restores earlier MahaRERA decisions relating to the project's promoter and registration status.
Buyers Had Booked Homes in 2007
The project was originally launched as Orchid Turf View, a luxury residential development, nearly two decades ago.
Several high-net-worth buyers booked apartments in the project in 2007 and paid approximately half of their total consideration.
The buyers later claimed that their agreements for sale were never executed, construction remained incomplete and possession was not handed over.
A dispute subsequently arose when development rights changed hands and plans emerged to alter the project's character.
MahaREAT Had Sided With Allottees
MahaRERA approved the change of promoter in October 2021 and subsequently permitted the project's de-registration in September 2022.
Four allottees challenged those decisions before MahaREAT.
In August 2026, the tribunal overturned the earlier regulatory decisions, restored the project's residential status and ruled against the manner in which the promoter change had been approved.
That position has now changed again.
The Bombay High Court has set aside the MahaREAT order, restoring the earlier promoter-change and de-registration decisions.
What Happens to the Mahalaxmi Site?
Prestige Estates and Valor Estate are associated with plans for a residential-cum-commercial project on the prime site overlooking Mahalaxmi Race Course.
The High Court ruling removes a significant regulatory obstacle to those plans.
However, buyers and investors should distinguish the legal clearance from a project launch. Detailed configurations, carpet areas, pricing, construction schedules and launch timelines for the proposed development have not yet been announced.

The location makes Turf View an extremely valuable development opportunity, but the history is equally important. Buyers should always check a project's RERA status, promoter history and legacy litigation rather than looking only at the location and developer brand.
