Garden Reservation May Change for Jogeshwari-Andheri Temple Plot

A proposed change to Mumbai's Development Plan could alter the designated use of a plot occupied by an existing temple in the Jogeshwari-Andheri belt.

The approximately 2,278.90 sq m property currently carries an open-space reservation, with around 1,840 sq m occupied by the existing temple.

The proposed modification would enable redevelopment of the ageing structure and provide additional space for its activities.

For property owners, resale buyers and investors, the case demonstrates why Development Plan reservations are an important part of property due diligence.

Two properties in the same neighbourhood can have very different redevelopment potential depending on their land-use designation, reservations, access and planning restrictions.

Changes to such reservations can alter the long-term use of individual plots, but they must go through the prescribed planning process before becoming effective.

Key takeaway: Buyers evaluating older properties should examine not only the building but also the underlying plot's Development Plan designation and reservations.
