Julius Baer Leases 74,000 Sq Ft Office in Andheri East
A 74,000 sq ft office lease in Andheri East is more than a major corporate real estate transaction. It reflects the continuing importance of one of Mumbai’s most established suburban business districts, where airport access, Metro connectivity and proximity to the western suburbs remain important advantages for companies and employees.
Julius Baer has reportedly committed to the office space for five years at a monthly rent of around ₹1.55 crore. The transaction puts the spotlight on the strength of premium commercial developments within the Andheri East market.
Andheri East offers a different proposition from traditional business districts such as BKC and South Mumbai. It combines established commercial clusters around Marol, Chakala, MIDC and SEEPZ with access to residential catchments across Andheri, Powai, Vile Parle, Jogeshwari and Goregaon.
For homebuyers, large office commitments can be relevant because employment centres influence residential demand. Professionals often prefer homes that reduce commuting time while providing access to offices, schools, retail and public transport.
This does not mean every nearby residential property will automatically rise in value. However, sustained corporate occupancy can strengthen the broader local economy and support long-term residential demand.
Key takeaway: Large office transactions reinforce Andheri East’s role as an important Mumbai employment hub, which can support residential demand across the surrounding micro-markets.
