John Abraham’s ₹84 crore Bandra West bungalow purchase is a masterclass in the difference between apartment valuation and land valuation. For brokers and developers, the deal underlines one crucial point: trophy homes cannot be priced by applying a standard per-square-foot rate.

A luxury apartment is usually compared with similar apartments in the same tower or nearby buildings. A bungalow is different. Its value depends on a combination of plot size, road frontage, access, privacy, title history, development potential, building condition and the buyer’s intended use. The existing home may be secondary to the land parcel itself.

The property in this case stands on a plot of more than 1,000 square metres. That makes the land unusually significant in Bandra West, where independent plots rarely come to market. A broker should therefore analyse at least three values before advising a client: the current home’s use value, the land’s scarcity value and the potential value of a future development.

This also explains why comparable sales must be used carefully. A nearby bungalow sale may look relevant but could involve a corner plot, a wider road, a cleaner title, better development scope or a different ownership structure. In ultra-luxury brokerage, the closest comparable is often still not truly comparable.

For developers, the acquisition price is only the first number. The final economics depend on what can be built, how long approvals take, the cost of construction, the product’s design and whether the market will pay for the finished asset. A high land price is justified only when the final product has genuine scarcity.
