Maharashtra Reopens Government Land for Cooperative Housing

Maharashtra has reopened state-owned land allotment to cooperative housing societies after the process remained suspended since 2010.

Under the revised system, government plots will be offered through technical and financial bidding instead of the previous lottery mechanism.

For Mumbai city and suburbs, bidding will begin at 2.5% of the market value of the land, while successful societies will initially receive plots on a 30-year lease.

For Mumbai's residential market, the change is relevant because land availability plays a major role in determining where new housing can be created.

The immediate impact on resale prices or rents, however, is likely to be limited. Any meaningful effect would emerge gradually and would depend on where plots are allotted, the housing eventually developed and the additional supply created within individual neighbourhoods.

This makes the policy more of a long-term housing supply development than an immediate trigger for property prices or rentals.
