Mumbai Homes Above ₹10 Crore Rise 12%
Mumbai’s luxury home market has crossed another important milestone, with homes priced above ₹10 crore recording sales worth ₹18,512 crore in the first half of 2026. The 12% rise in transaction value shows that high-value housing remains active even as buyers become more careful about the quality, location and long-term usability of a property.
Luxury housing is often discussed through celebrity purchases or record prices. The more important story is the increasing number of buyers choosing large, well-located homes as a primary residence or long-term asset. These buyers are not simply paying for a pin code. They are evaluating privacy, building maintenance, security, access to work districts, social infrastructure and the scarcity of similar homes.
The trend has implications beyond the sale market. A strong ownership market supports premium neighbourhood services, retail, hospitality and professional demand in areas such as Worli, Bandra West, Lower Parel, Tardeo and Prabhadevi. It also raises the standard that buyers and occupiers expect from buildings: better common areas, more efficient management, reliable parking and well-maintained amenities.
However, a rising luxury-market value does not make every expensive apartment a good investment. Price growth can vary sharply between buildings on the same road. Buyers should consider ownership costs, society finances, redevelopment potential, liquidity and the availability of competing new supply before making a decision.
