Sonu Nigam Exits BKC Commercial Property

Singer Sonu Nigam has sold a 3,082 sq ft commercial property in Mumbai's BKC for ₹18 crore, according to property registration information.

The property is situated on the ground floor of Trade Centre, opposite the MTNL Building in Bandra Kurla Complex.

The purchaser is SAA Estate LLP, and two car parking spaces form part of the transaction.

Property Value Rises ₹3.70 Crore

Nigam purchased the same commercial property for ₹14.30 crore in November 2023.

With its latest consideration at ₹18 crore, the property changed hands for approximately ₹3.70 crore more than its previous acquisition price.

That translates to roughly 25.9% appreciation in the transaction value before considering taxes and transaction-related expenses.

On the property's 3,082 sq ft carpet area, the latest sale works out to approximately ₹58,404 per sq ft.

₹1.08 Crore Paid in Stamp Duty

The transaction involved approximately ₹1.08 crore in stamp duty, while the registered property includes two basement car parking spaces.

The reported ready-reckoner value was around ₹15.92 crore, lower than the ₹18 crore transaction consideration.

Another Celebrity Transaction at Trade Centre

The building has seen another celebrity-linked transaction recently.

Singer Kailash Kher sold a 2,619 sq ft office unit in Trade Centre for ₹10.75 crore, according to separate property registration reporting.

Together, the transactions draw attention to activity in older established commercial buildings within BKC, where location remains a significant factor in property valuation.

For buyers and investors, registered transactions such as these also provide useful benchmarks for evaluating prevailing commercial property values in the business district.

BKC's value is supported by its concentration of businesses, connectivity and limited prime commercial inventory. Transactions in established buildings show that location can continue to command a premium even as newer commercial projects enter the market.
