Mumbai Property Registrations Hit 14-Year August High in 2026

Mumbai's residential property market maintained its momentum in August 2026, with registrations projected to reach their highest August level in more than 14 years.

Approximately 12,503 properties were projected to be registered across areas falling under BMC jurisdiction during the month.

That represents an 11% increase year-on-year, compared with 11,230 registrations during August 2025.

Government revenues from property transactions also increased.

The Maharashtra government is projected to collect ₹1,123 crore in stamp duty revenue, approximately 12% higher than the ₹1,000 crore collected during the same month last year.

While the annual comparison remains positive, transaction volumes eased compared with the immediately preceding month.

Mumbai recorded 13,824 registrations in July 2026, resulting in an approximately 10% month-on-month decline in August. Stamp duty collections similarly fell from ₹1,255 crore in July to ₹1,123 crore in August.

Looking at a longer period provides additional context.

During the first eight months of 2026, Mumbai registered 106,659 properties, approximately 6.8% higher than the 99,860 registrations during the corresponding period last year.

Stamp duty collections during January-August 2026 reached approximately ₹9,355 crore, compared with ₹8,853 crore a year earlier.

The numbers indicate that Mumbai's property market continues to generate transaction growth on an annual basis even as individual months experience fluctuations in registration volumes.

“An August high after more than a decade is a meaningful indicator for Mumbai real estate. More importantly, registrations for the first eight months of 2026 are also ahead of last year, showing that this is broader market momentum rather than just one unusually strong month.”
