Mumbai Registers 16 Luxury Homes Above ₹5 Crore Every Day
Mumbai's luxury residential market averaged around 16 registrations of homes priced at ₹5 crore and above every day during April-June 2026.
A total of 1,499 luxury homes were registered during the quarter with a combined transaction value of ₹14,903 crore. The average transaction was approximately ₹9.9 crore.
For the resale market, these numbers are particularly relevant because Mumbai's luxury housing ecosystem includes both newly developed properties and established premium homes.
Buyers at higher price points often compare a new project with a larger resale apartment in an established building or location. Building quality, views, floor level, parking, amenities, society profile and condition of the property can therefore have a substantial influence on resale pricing.
Strong primary-market activity can also create benchmarks for nearby resale properties, although resale values ultimately depend on the individual building and transaction.
For the rental market, a growing stock of premium residences can gradually expand the choice available to corporate tenants and high-budget renters, particularly in locations close to major business districts.
