Prestige Group’s acquisition of additional land in Mulund West could eventually create more housing options in the suburb. For the rental market, however, the impact will take time.

A land transaction does not create rental supply immediately. New homes enter the rental market only after a project is planned, approved, built, handed over and occupied. Some buyers may move into their apartments, while others may offer them for rent. This process can take several years.

For tenants, the larger lesson is to track future supply in the areas they prefer. When new towers are completed, renters may gain access to newer buildings, better amenities and more options for parking, security and work-from-home space. At the same time, newer homes usually come with higher maintenance charges and may carry premium rents during the first few years.

Mulund remains attractive to renters who want access to the eastern suburbs, Thane and central business districts while living in an established residential area. But rental decisions should continue to be based on current liveability: commute time, water supply, building condition, maintenance, local markets and lease terms.
