1-Acre Carter Road Plot Set for Redevelopment
A one-acre sea-view property off Carter Road in Bandra West is set to enter Mumbai’s luxury redevelopment pipeline.
Supreme Universal has secured development rights for the property and plans to invest around ₹1,000 crore in developing a premium residential project.
The land parcel includes two bungalows that were acquired earlier, while residents of the housing society have now also consented to the redevelopment.
The project will next move through the approval process. Construction is expected to start within the next two quarters and completion is estimated approximately three-and-a-half years after construction commences.
The proposed development is expected to offer residences with private sea-facing terraces along with a large terrace garden overlooking the coastline.
For Bandra West’s residential market, redevelopment of parcels such as this is particularly important because the neighbourhood has very little vacant land available for new construction.
Older bungalows, buildings and cooperative housing societies therefore represent a significant source of future luxury housing supply.
At the same time, the limited number of sizeable sea-facing sites means genuinely well-located new developments can remain scarce even as redevelopment activity increases.
Sandeep Sadh’s Take:
“Carter Road and its surrounding pockets have always benefited from scarcity. When a sizeable sea-facing parcel becomes available for redevelopment, the location itself creates a strong foundation for a premium residential product.”
