1-Acre Perry Cross Road Site Set for 2 Luxury Towers

Bandra West’s traditional bungalow landscape is continuing to change, with two properties on Perry Cross Road now set for luxury redevelopment.

Gladhurst and Kavas Lodge, two Parsi-owned bungalows located near Carter Road, are planned to be demolished and replaced by new residential towers.

The properties form part of the Wavelash and Sunbeam housing societies and together contribute to a redevelopment site spanning approximately one acre.

Supreme Universal is undertaking the redevelopment, with two luxury towers planned for the property.

The residences are expected to include private terraces, while the development will focus on premium homes that benefit from the location’s proximity to the Bandra coastline.

The project has an estimated potential market value of around ₹1,500 crore.

Four existing Parsi tenants have entered into separate relocation agreements with the developer.

The redevelopment reflects a larger change taking place across Bandra West. Bungalows that once defined many of the suburb’s quiet residential lanes now sit on some of Mumbai’s most valuable land.

As land values rise and demand for large luxury residences remains strong, redevelopment economics can make these low-density properties attractive for new residential construction.

At the same time, the trend is gradually changing the architectural character and density of some of Bandra’s established neighbourhoods.
