2 Bandra Bungalows Set for ₹1,500 Crore Redevelopment
Two old bungalows on Perry Cross Road in Bandra West are set to be redeveloped into premium residential towers as the transformation of Mumbai’s bungalow neighbourhoods continues.
The properties, Gladhurst and Kavas Lodge, form part of two housing societies and occupy a combined redevelopment site of approximately one acre.
Supreme Universal is undertaking the project, which is planned as two luxury residential towers near Carter Road.
The proposed residences are expected to feature private terraces, with the project focusing on larger homes, privacy and premium coastal living.
The development has an estimated potential market value of around ₹1,500 crore.
Four Parsi tenants occupying the existing bungalows have separately entered into agreements with the developer for relocation as part of the redevelopment process.
For Mumbai developers, properties such as these represent increasingly valuable opportunities.
Bandra West has limited vacant land, meaning developers looking to create new luxury inventory frequently need to acquire bungalow properties, secure society redevelopment mandates or aggregate adjoining plots.
Larger combined parcels can provide greater flexibility in planning residences, amenities, parking and open areas compared with redevelopment of individual small plots.
