Three housing societies in Mumbai are being added to Mahindra Lifespaces' residential redevelopment portfolio as the developer expands further into established neighbourhoods.

The additions include two societies in a Borivali redevelopment project and one additional society forming part of an existing redevelopment project in Chembur.

The three society additions together represent an estimated ₹1,500 crore in potential gross development value.

What Redevelopment Means for Existing Residents

Society redevelopment has become increasingly important for owners living in ageing Mumbai buildings.

Under a typical redevelopment arrangement, existing residents vacate their old buildings while the developer constructs a new project, with eligible society members receiving replacement apartments according to the terms agreed between the society and developer.

The balance development potential can create free-sale inventory that is sold in the open market.

The exact terms applicable to the Borivali and Chembur societies have not been publicly disclosed, so individual resident benefits should not be assumed at this stage.

Established Suburbs Attract Developers

Borivali and Chembur are mature residential markets with existing social infrastructure, transport connectivity and established housing demand.

Unlike peripheral locations where new housing can be developed on larger vacant plots, much of Mumbai's future housing supply within established neighbourhoods is expected to come through redevelopment of older properties.
