Mumbai’s luxury housing segment recorded ₹18,512 crore in sales of ₹10-crore-plus homes in the first half of 2026, across 957 transactions. The result confirms that the city has a deep pool of premium homebuyers, but it also shows that luxury sales are becoming more selective and product-driven.
The strongest demand is not necessarily at the highest price point. The ₹20-crore to ₹40-crore bracket has become a key part of the market, reflecting demand for larger family homes with superior layouts, privacy, amenities and location. For developers and channel partners, this means the sales pitch must move beyond “luxury” as a label. Buyers at this level want a clear answer to practical questions: What is the usable area? How private is the floor? What is the possession timeline? How does the building compare with completed alternatives nearby?
Worli’s performance highlights the value of a strong micro-market ecosystem: employment access, sea-facing or skyline views, new infrastructure, premium social amenities and a concentration of quality projects. But the broader lesson is not that every project should copy Worli pricing. It is that premium buyers respond to complete, credible value propositions.
Brokers should use the growth in luxury transactions carefully. A citywide sales figure is a conversation starter, not a valuation tool. The best advisory will rely on transaction evidence from comparable buildings, realistic absorption rates and a transparent explanation of the project’s strengths and limitations.
