Sonu Nigam Closes ₹18 Crore Commercial Property Deal in BKC

High-Value BKC Commercial Transaction

Singer Sonu Nigam has sold his 3,082 sq ft commercial property at Trade Centre in Mumbai's Bandra Kurla Complex for ₹18 crore.

Located on the ground floor of the commercial building opposite the MTNL Building, the property has been acquired by SAA Estate LLP.

Two car parking spaces are also included in the transaction.

Deal Works Out to ₹58,404 Per Sq Ft

Based on the carpet area of 3,082 sq ft and consideration of ₹18 crore, the transaction works out to approximately ₹58,404 per sq ft.

The deal attracted approximately ₹1.08 crore in stamp duty.

The registered value was also above the reported ready-reckoner valuation of approximately ₹15.92 crore for the property.

₹14.30 Crore Purchase in 2023

Nigam purchased the commercial unit in November 2023 for ₹14.30 crore.

The ₹18 crore sale therefore represents a ₹3.70 crore increase in consideration over the acquisition price in under three years.

That should not be described as a ₹3.70 crore net profit, however, because the figure does not account for stamp duty, taxation, registration charges and other ownership or transaction costs.

BKC Commercial Assets Continue to Trade

BKC has developed into one of India's leading commercial districts, with corporate headquarters, financial institutions and premium office developments concentrated within the micro-market.

The latest transaction is particularly relevant for brokers and commercial-property investors because it provides a recent registered benchmark for an established BKC building.

The same Trade Centre building has also recently witnessed a commercial property sale involving singer Kailash Kher.

Registered transactions provide the clearest benchmark for understanding actual commercial property values. A ₹58,000-plus per sq ft deal in an established BKC building reinforces the premium attached to well-positioned commercial assets.
