40-Acre Alibaug Luxury Project Targets ₹4,500 Crore Revenue

Alibaug's luxury real estate market is set for another large development, with a 40-acre residential and hospitality project planned at Thal and Lonare.

House of Abhinandan Lodha and NITCO have entered into an arrangement to jointly develop the land parcels.

The project is expected to have a combined revenue potential of approximately ₹4,500 crore over five years.

HoABL plans to invest around ₹1,000 crore, primarily towards construction.

The proposed development will include luxury apartments and high-end townhouses rather than being limited to plotted development. A boutique luxury hotel is also planned as part of the project.

The hotel is proposed to operate under the Miros brand, creating a hospitality component alongside the residential development.

The 40-acre project will be developed in phases, while detailed configurations and timelines have not yet been announced.

For Alibaug's residential market, the project represents the continuing evolution of the coastal destination.

Alibaug has traditionally attracted buyers looking for land, villas and weekend homes. The entry of larger developers and integrated residential projects is gradually adding more organised luxury housing formats to the market.

HoABL already has a presence in the region through Sol de Alibaug, its 20-plus-acre plotted and villa development.
