New Redevelopment Projects Planned Across Malad, Kandivali and Borivali By Arkade Developers
Malad, Kandivali and Borivali are set to receive additional residential inventory through four new redevelopment projects.
The developments are spread across Malad West, Kandivali West, Kandivali East and Borivali West, with a combined projected saleable carpet area of approximately 15 lakh sq ft.
For the resale market, redevelopment has a particularly important role. Mumbai's established western suburbs contain a substantial stock of older housing societies, while availability of vacant development land is limited.
As these societies undergo redevelopment, neighbourhoods gradually receive newer residential buildings alongside their existing resale stock.
This can broaden buyer choice but can also create differences in pricing between older resale properties, recently redeveloped societies and newly launched projects within the same locality.
For tenants, redevelopment can have another effect. Residents who temporarily relocate during construction can create rental demand within the same neighbourhood or nearby areas as they seek to remain close to their existing schools, workplaces and social networks.
