Worli Leads Mumbai Luxury Housing With ₹2,272 Crore Sales
Worli continues to dominate Mumbai’s luxury residential market, recording ₹2,272 crore worth of transactions in homes priced at ₹5 crore and above during April-June 2026.
The micro-market recorded 97 transactions during the quarter, translating into an average ticket size of approximately ₹23.4 crore.
Several of Mumbai’s highest-value residential projects are concentrated in and around this premium Central Mumbai corridor, helping Worli retain its position among the city’s most expensive housing destinations.
At the project level, Godrej Trilogy Seafront recorded ₹799 crore from 37 registrations, while other premium developments across Mumbai also contributed significantly to the quarter’s luxury transaction value.
However, the luxury market is no longer restricted to traditional locations.
Goregaon East recorded ₹552 crore in luxury transactions, Borivali East recorded ₹292 crore, while Kandivali East also saw significant ₹5 crore-plus activity.
For buyers and investors, this widening market means there are now more premium alternatives across Mumbai. However, established luxury locations such as Worli continue to command substantially higher average transaction values.

“Worli continues to have a combination that is difficult to replicate—location, sea views, large-format residences and proximity to major business districts. At the same time, the rise of suburban luxury gives buyers far more choice than they had a decade ago.”
